Housing Contracts

Heya all.
Thanks for reading this.
Just need some advice regarding housing and contracts.
I signed a housing contract (joint assured shorthold tenancy i think) for my final year at university in Sheffield (from 1st July 2005 to 30th June 2006) but have had a huge disagreement with one of my current housemates who IMO is a total prat/idiot etc.
I've been down to the University accomodation centre and had a word with the landlord on the phone who told me that he is under obligation to accept the first person who comes to him but my housemates aren't.
Just asking really as i'm confused with regards what to do next, i am advertising it on the uni sites, aroudn the university and in the accomodation centre and would like to know if it would be possible for this particular person to reject every person (hopefully i will find someone) who wants to take over my room and if i find someone surely it isn't fair on me to have to pay the rent on it if i've found someone but they don't want him?

No idea but maybe the Citizens Advice Bureau would be able to help? Should it come to it, you can also see one of their solicitors for free advice.
 
I have been advised that by a fellow forum member so that's 2 votes for the CAB.
Though as has been said to me in a chat room "they don't sue penniless students" though i don't wana leave me mates in it.

No, but a sternly worded letter from a solicitor might sufficiently put the wind up them and make them see sense :D

I hope it would though they're in the right i think the landlord that is as it's a contract though i'm still stumped as to why if i find someone to move in and somebody veto's it i'd have to pay.
Oh well gota find someone first which ive been told shouldn't be too hard.
 
Martin - ring Sheffield law Centre and ask for an appointment 01142 731888 or try Sharrow CABx they have a contract to provide housing advice -other CABX will not be specialised.

The reason the LL is saying what he does is that you will almost certainly be joint and severally liable under your tenancy agreement .
 
Cheers Ardross. I contacted the SU and they've given me advice with regards this - all of my other future ex-housemates need to agree on the person coming in and my landlord can't impose somebody (or something like that).
They're arranging a meeting to discuss their options i think with the landlord though it's unlikely that we won't be able to find someone by July, cancelling me post-dated cheques straight away and my current room is up for rent at the minute as i can't stand living with this person and fingers crossed someone will take it and il be able to find another room for after Easter (reading week next week then a fortnight off).

ps. i will contact the CAB at Sharrow or one back home which might have experience of this area (possibly if i go into Liverpool to seek advice) to get a second opinion on the matter.
 
Having a major disagreement with one but having the rest as still friends hardly seems a reason for such drastic measures.
Uni houses are notorious for this and part of life and you will find as you get older that to rationalise matters and approach the other person with a view to compromise may pay dividends.

If the other person proves to be unapproachable then the others would see it and send him/ her to Coventry.

Settling differences is part of life Martin and at least you will have been seen to be the kind of person that others would want to share a house with.
 
If you are going back to St helens see if you can get a free advice session with Stephensons solicitors on Corporation Street 01942 777777 they are the specialist housing solicitors in the area
 
No that is their general phone number their housing advice office is in Corporation Street opposite the magistrates Court In St.Helens
