Help please

I am moving from Cambridge to Portsmouth and I need some advice with my property agents.

They have charged me £200 admin fee to process credit checks on me and my fiancee, these forms were given to them wednesday last week but they only began processing them monday this week because they were "busy". My fiancee has failed the credit check and so i have had to find a guarantor but this process will take 2 more days. Do I have any legal standing if I turn up on Friday morning with a truckload of furniture and they say i can't move in because all the checks havent been completed?

Nah, they'll just say kip on the streets until we get it sorted. It'll be good for you!!

I once had a similar problem but on my own account.
The agents were slow and hadn't made the check and I was wanting to be in.
I asked the owner who lived on the ground floor and he said no and that I had to wait.
It took a few more days before I could move and I wouldn't risk just turning up because if you fail the check which can be for various reasons, I would imagine that you would be denied tenancy.

Have you signed the tenancy agreement and if so what is the tenancy commencement date on that agreement ?

I havent signed a tenancy agreement but i have a signed piece of paper stating the date i want to move in and what i have paid so far.
